    What is an EPC rating?
    An Energy Performance Certificate (EPC) rates a property's energy efficiency from A (most efficient) to G (least efficient). It is required by law whenever a property is sold, let or built in England and Wales.
    How long does an EPC last?
    An EPC is valid for 10 years from the date it was lodged. After 10 years a new assessment is required before the property can be sold or let again.
    What EPC rating do landlords need?
    Since April 2020, rented properties in England and Wales must have a minimum EPC rating of E. The Government has consulted on raising this to C by 2028 for new tenancies — investors should factor potential upgrade costs into their due diligence.
    Does an EPC affect property value?
    Yes. Research consistently shows that higher EPC ratings command a price premium. A poor rating can suppress both sale price and rental demand, while improvements to reach a C or above can add measurable value.
    Can I check an EPC for any property in the UK?
    This tool covers England and Wales only. Scotland has a separate register at energysavingtrust.org.uk and Northern Ireland uses the Landmark register. Data comes from the official MHCLG EPC register.
    What if no EPC is found for a property?
    Some properties have never had an EPC lodged — typically those not sold or let since the register began. If no certificate is found, you may need to commission a new EPC assessment before purchase or letting.
    How accurate is this EPC data?
    Data is sourced directly from the official MHCLG EPC register via the Open Data Communities API. It reflects the most recently lodged certificate for each property.
